Why skylights leak — the three failure points

Nearly every skylight leak comes from one of three sources. The flashing: the metal strips that seal the junction between the skylight frame and the tile field are the most common failure point — they're installed with sealant that dries out and cracks within 15–20 years, allowing water to enter at the frame edge. The glazing seal: the rubber or butyl seal between the dome or glass and the skylight frame degrades with UV and thermal cycling, eventually allowing water to track behind the dome. The dome or glass: a cracked dome lets water through directly, but this is less common than the first two and more obvious when it occurs. Correct diagnosis matters — resealing the glazing when the flashing has failed won't fix the leak.

Skylight replacement — when is it necessary?

If the skylight frame itself is corroded, cracked or structurally compromised, or if the dome is crazing or has multiple cracks, replacement of the full unit is usually more economical than repeated repairs. We remove the old unit completely, install a new skylight in the appropriate profile and size, and complete all flashings and tile reinstatement as part of the job. Modern skylights are significantly better sealed and UV-resistant than units more than 20 years old, and a replacement properly done should not need attention for another 20–30 years.

Why does my skylight only leak in certain rain directions?

Because the water is entering at a specific point — typically on the uphill side of the skylight where the flashing meets the tile plane. Directional leaks almost always point to a specific flashing failure rather than a glazing problem.

Can a leaking skylight be repaired without full replacement?

Often yes — flashing replacement and glazing reseal is usually sufficient if the skylight frame and dome are otherwise in good condition. We assess the unit at inspection and recommend the minimum effective repair.

How long does a skylight repair take?

A straightforward flashing replacement or reseal typically takes half a day to a full day. Full skylight replacement including tile reinstatement is usually a full day's work.

Is it worth replacing an old skylight rather than repairing it repeatedly?

If you've had the same skylight repaired twice and it's still leaking, or if it's more than 20–25 years old with a crazing or yellowed dome, replacement is usually better value. A new unit sealed correctly should not need attention for 20–30 years.
