Nearly every skylight leak comes from one of three sources. The flashing: the metal strips that seal the junction between the skylight frame and the tile field are the most common failure point β€” they're installed with sealant that dries out and cracks within 15–20 years, allowing water to enter at the frame edge. The glazing seal: the rubber or butyl seal between the dome or glass and the skylight frame degrades with UV and thermal cycling, eventually allowing water to track behind the dome. The dome or glass: a cracked dome lets water through directly, but this is less common than the first two and more obvious when it occurs. Correct diagnosis matters β€” resealing the glazing when the flashing has failed won't fix the leak.

Skylight replacement β€” when is it necessary?

If the skylight frame itself is corroded, cracked or structurally compromised, or if the dome is crazing or has multiple cracks, replacement of the full unit is usually more economical than repeated repairs. We remove the old unit completely, install a new skylight in the appropriate profile and size, and complete all flashings and tile reinstatement as part of the job. Modern skylights are significantly better sealed and UV-resistant than units more than 20 years old, and a replacement properly done should not need attention for another 20–30 years.
